Congratulations on your purchase of a new home!  Now that you are underway on buying your new home, there are a number of step that need to be completed. 

By now, you should have completed your purchase agreement with the Seller, and this agreement will outline your contingencies and terms for your purchase.  Depending upon how much time you have for processing your settlement will determine when we begin ordering our title abstracts, surveys, title insurance binders, and schedule your final closing appointment.

Here is an example of types of terms we see:

  • Home Inspections
  • Financing
  • Sale of Home
  • Appraisal
  • etc.

We like to see as many of the above items cleared as possible before we order our title abstracts and, if necessary, a survey.  We don't want you to incur unnecessary expense, should some other issue cause your transaction not to go forward.

However, with this said, may transactions these days include terms for a very quick closing.  This would be a closing that is scheduled with less than 30 days to process.  We can, and do quite regularly, close transactions within 48 hours of receipt.

We do keep up with pricing of the other area title companies, and we maintain our rates at or below the competitors in the area.  But, its not all about price, you are embarking down the road on one of the largest purchases most people will make in their lives.  The Settlement Company is the quarterback of the transaction.  All elements of the transaction come together and area coordinated by the Settlement Agent.

Don't trust the role of the Quarterback of your transaction to just anyone.  Be sure it is someone who cares about your families move.
